Vivid Shores vs Verdana Village: which Southwest Florida community is right for you in 2026?

Vivid Shores in Bonita Springs and Verdana Village in Estero are both active Pulte communities and two of the most-searched new-construction options in Southwest Florida, but they're built for completely different buyers. Vivid Shores is a luxury lakefront community where Pulte homes start at $754,990 and Stock Development estate homes reach $4.5 million, with boatable freshwater lakes and optional private docks on select lots. Verdana Village is a 2,100-acre master-planned community in Estero where Lennar and Pulte homes start in the upper $300,000s and an indoor sports complex, the only air-conditioned indoor pickleball facility in the Estero corridor, draws active-lifestyle buyers from across the country.

If you've been researching new construction in Southwest Florida, you've probably come across both. Both are active Pulte communities, both are gated, and both have resort-style amenities and sales centers ready to welcome you with a model home tour. But that's about where the similarities end.

These two communities sit in different cities, serve different buyer profiles, and come with very different price tags.

Fees: one critical difference

Verdana Village's costs are documented and publicly available. HOA fees run $342/month for Villa Series homes, $387/month for Executive Series, and $393/month for Manor Series (collected quarterly). Annual CDD fees range from $1,320 to $2,218 depending on home series, appearing on your property tax bill. Plan for a $7,625 one-time closing contribution package (capital contribution, amenities fee, irrigation, builder fee, survey) and a $480/year food and beverage minimum at the club.

Vivid Shores has not publicly disclosed its HOA or CDD structure. You'll need to get those numbers directly from the Pulte or Stock Development sales team, and you should do that before you fall in love with a floor plan. Always get your full monthly cost picture, mortgage, HOA, CDD, estimated property taxes, and insurance, before you commit a dollar.

Amenities head-to-head

Vivid Shores is built around the water. The community's centerpiece is 400+ acres of turquoise, boatable freshwater, with gas-powered boats permitted, which is genuinely rare in Southwest Florida's gated communities. The 13-acre amenity campus includes a 14,000-square-foot clubhouse, resort pool with beach entry and spa, lakefront restaurant and bar, fitness center with saunas and locker rooms, 8 pickleball courts, 2 tennis courts, bocce courts, and a dog park. Select homesites have the option to add a private boat dock directly on the community lake.

Verdana Village takes a different direction entirely. Its signature is a dedicated indoor sports complex, the only air-conditioned indoor pickleball facility in the Estero corridor, with 4 indoor pickleball courts, 2 tennis courts, a full basketball court, fitness center with a movement studio, a café, and a pro shop. Outside, the community adds 5 more tennis courts, 12 additional pickleball courts (16 total across the community), a soccer field, resort-style pool, bocce courts, dog park, and playground. For buyers who want to play year-round without Southwest Florida's summer heat and humidity sidelining them from June through September, the indoor complex is a legitimate differentiator.

Neither package is better in absolute terms. They're simply built for different lives. Vivid Shores appeals to retirees seeking luxury, boatable lake access, and a quieter boutique lifestyle, particularly those who enjoy fishing or boating as part of daily life. Verdana Village draws active retirees and snowbirds who prioritize pickleball, tennis, and a large social community at a more accessible price point.

Location: Bonita Springs vs Estero

Vivid Shores sits at the north end of Bonita Grande Drive in Bonita Springs. Bonita Beach is roughly 2 miles away, downtown Bonita Springs is about 3 miles, and North Naples and Mercato are 15-20 minutes south. RSW Airport is approximately 15 minutes. If Gulf access and coastal proximity are part of the life you're building here, Vivid Shores' Bonita Springs address is a genuine advantage.

Always register your agent first

Can I use my own real estate agent at a new construction community in Florida? Yes, and we strongly recommend it. Builder contracts are written to protect the builder, and an independent buyer's agent reviews the contract, negotiates incentive timing, and protects your deposit structure at no cost to you (the builder pays the agent's commission). The critical rule at Vivid Shores, Verdana Village, and every new construction community in Southwest Florida: register your agent on your very first visit to the sales center. If you enter a sales center without your agent on record, you may permanently lose the right to representation on that purchase.
