GL Homes — like most large national builders — has a buyer's agent pre-registration policy. If you walk into the sales center unrepresented, or if your agent isn't pre-registered before your initial visit, GL Homes' contract language does not obligate them to honor broker co-op compensation for your agent later in the process. Some builders interpret even a casual first contact — picking up a brochure, doing a quick walk-through — as establishing a direct buyer relationship that precludes agent representation afterward.

Your agent's job is different: reviewing the builder contract for clauses that don't serve you, identifying what's actually negotiable on spec home pricing, pushing for closing cost credits or upgrade allowances, and coordinating the inspection and closing process in your favor.

Builder contracts are not standard Florida Realtors forms — they're drafted by the builder's legal team.
