Pulte vs. Lennar at Verdana Village: which builder is right for you?

Pulte or Lennar at Verdana Village? Choose Lennar if you want clear pricing, fewer decisions, and upgrades already included. Choose Pulte if you want more say in the design through its design studio, or you need a Quick Move-In home on a tight timeline. Neither builder is better across the board. They sell the same community in two different ways, and the right one depends on how you like to buy.

Verdana Village is unusual because you're choosing a builder philosophy as much as a floor plan. Lennar and Pulte are both building in the community at the same time, with overlapping prices and very different buying experiences. How does Lennar build at Verdana Village?

Lennar uses what it calls "Everything's Included." The upgrades in the model home are standard in every home rather than priced as add-ons. That keeps pricing transparent and cuts down on the upgrade-room experience some buyers find stressful. Lennar offers three series at Verdana Village:

How does Pulte build at Verdana Village?

Pulte is more design-driven. You work through a design studio to choose finishes, layouts, and options. That means more decisions, but also more personalization. Pulte also offers Quick Move-In (QMI) homes, which are already under construction or complete, a good option if you can't wait for a full build. Its series at Verdana Village:

What stays the same no matter which builder you pick?

You're buying into the same community, so the amenities and the community costs are shared. That includes the Indoor Sports Complex, the resort pool, the restaurant, and the shopping just outside the gates. The HOA is set by home series, about $342 a month for Villa, $387 for Executive, and $393 for Manor, and the annual CDD runs roughly $1,872 to $2,218 and appears on your Lee County tax bill. There's also a $480 annual food and beverage minimum. When you compare a Pulte home to a Lennar home, ask which fee tier it falls under, because the same square footage can carry different costs. So which one should you pick?

One rule applies to both: register your own agent on your first visit. Builder contracts are written to protect the builder, and the sales team represents the builder, not you. An independent buyer's agent reviews the contract, helps you time incentives, and protects your deposit structure. The builder typically pays the agent's commission, so it generally costs you nothing. Skip it and you may lose the right to representation on that purchase.
