How are Verdana Village and Kingston different?
Verdana Village is a 2,138-acre community with roughly 2,400 planned homes, built by Lennar and Pulte. More than 1,200 acres are preserved as natural land, there are 31 lakes, and The Shoppes at Verdana Village, with a Publix, sits just outside the gates. Kingston is closer to a small city than a single neighborhood. It covers more than 7,000 acres and is approved for up to about 10,000 homes, with more than 3,300 acres set aside as preserve and wildlife habitat and about 700,000 square feet of planned commercial space. Kingston South is planned for about 3,625 homes from Lennar, Pulte, and Neal Communities, and Esplanade at Kingston is Taylor Morrison's section with about 1,285 homes. Which one can you move into sooner?
Verdana Village, by a wide margin. It has residents today, finished homes, and Quick Move-In inventory from Pulte. Kingston is just getting started. Groundbreaking was in November 2025, model homes open for touring on October 17, 2026, and first closings and move-ins are expected in early 2027.
How do the costs compare?
This is where the gap is widest. Verdana's numbers are documented: HOA fees of about $342 to $393 a month depending on the home series, annual CDD fees of roughly $1,872 to $2,218, and a $480 annual food and beverage minimum. Kingston hasn't published final HOA or CDD figures. Communities of this scale in Lee County nearly always carry CDD assessments, and comparable communities in Estero and Bonita Springs typically run about $1,500 to $5,000 or more a year, but treat that as a planning range, not Kingston's number.
