With 70-plus golf courses, top-rated schools, and exceptional healthcare, Naples consistently ranks among the most desirable places to live in the country — the question for most buyers isn't whether to consider Naples, it's which Naples fits.

We get some version of the same question from nearly every relocating buyer: "just tell me the best neighborhood." The honest answer is that Naples doesn't have one best neighborhood — it has several genuinely different ones, and the right fit depends entirely on what you're optimizing for.

Port Royal, Aqualane Shores, and the Moorings: the waterfront tier

These three neighborhoods represent the pinnacle of Naples real estate — deep-water dockage, direct Gulf access, and architecturally significant homes unlike anything else in Florida. Port Royal is the most exclusive of the three: a small, invitation-only enclave where the private Port Royal Club isn't open to outside applications, and homes rarely come to market. When they do, pricing typically runs from $8 million into nine figures. Aqualane Shores and the Moorings sit a tier below on price while still delivering genuine waterfront luxury with intracoastal and Gulf access.

Pelican Bay: resort living built into the address

Pelican Bay is Naples' premier master-planned community, and it offers something genuinely unusual: two private Gulf-front beach clubs with attended tram service and beachside dining, available to every resident whether they own a $500,000 villa or a $10 million estate. Add a 27-hole Arthur Hills championship golf course, an extensive Har-Tru tennis and pickleball program, and both Artis-Naples and Waterside Shops sitting inside the community's own borders, and it's easy to see why buyers who tour Pelican Bay often stop looking elsewhere. Bay Colony, a separately gated enclave within Pelican Bay, adds its own private beach club and golf access for buyers seeking the top tier within an already exclusive community.

What to know before you buy

Schools

Naples' leading private schools — Community School of Naples, First Baptist Academy, and Seacrest Country Day School — draw families from across the area, with Mason Classical Academy as a strong charter option. For buyers who'll be zoned for public schools, Collier County Public Schools includes several A-rated campuses, including Barron Collier High School and Sea Gate Elementary — worth confirming for your specific address before you fall in love with a home, since zoning varies block by block in some pockets.

Golf membership structures vary widely

With more than 70 golf courses in the Naples area, membership structures range from bundled (the fee is baked into your HOA whether you golf or not) to fully optional to public-access. Two communities that look similar on a drive-through can have completely different total cost of ownership once membership structure is factored in — this is one of the first things we walk every buyer through before they write an offer.

Healthcare and daily life

For relocating buyers, especially those considering Naples for retirement or a seasonal home, the area's healthcare infrastructure is a genuine draw — multiple hospital systems and a deep bench of specialists, paired with a social and cultural calendar that includes Artis-Naples' performing arts season and Fifth Avenue South's year-round events.
