CDD fees in Bonita Springs and Estero: what every buyer needs to know

CDD fees — Community Development District assessments — appear on your property tax bill in many Bonita Springs and Estero communities and typically range from $1,800 to $4,200+ per year, depending on the community and the status of the underlying bond. They cover repayment of infrastructure bonds (roads, utilities, drainage) plus ongoing maintenance. Unlike HOA fees, CDD fees aren't paid to the association — they're a government assessment collected by Lee County alongside your property taxes.

One of the most common surprises we hear from out-of-state buyers: "My agent told me the HOA fee was $400 a month, and then my first tax bill was $3,000 higher than expected. What is this CDD line item?" It's not a mistake — it's one of the most misunderstood costs in Southwest Florida real estate, and worth understanding completely before you get blindsided.

What is a CDD, and why do so many communities here have one?

A Community Development District is a special-purpose local government created under Florida law (Chapter 190). Developers use CDDs to finance major infrastructure — roads, stormwater systems, utilities, parks, resort-style amenities — through tax-exempt municipal bonds, rather than paying everything upfront. Homeowners repay those bonds through annual assessments, typically over 15 to 30 years, collected via the property tax bill.

That's why CDDs are so common in Bonita Springs and Estero's amenity-rich, gated, master-planned communities — Spring Run at The Brooks, Pelican Landing, Village Walk of Bonita Springs, Copperleaf, and Bonita Landing all carry CDDs, as does newer Verdana Village in Estero. Not every community does — Bonita Del Sol, Pulte's newer gated community, launched without one, which is one of the things buyers specifically ask about when comparing new construction options.

How CDD fees work — and why the HOA fee alone doesn't tell the full story

CDD fees have two components. The debt service assessment is the bond repayment portion, and it does have an end date — when the bond matures or is paid off, this piece goes away. A 20-year-old community may have already retired its bond. The operations and maintenance (O&M) assessment covers ongoing upkeep of the CDD's infrastructure and amenities, reset annually by the CDD's board, and it never fully goes away, even after the bond is paid off.

CDD fees are not your HOA fee — they're two separate bills. A listing showing a $1,500 quarterly HOA fee without the CDD is an incomplete picture of what ownership actually costs.

In 2026, typical CDD assessments in Bonita Springs and Estero run $1,800 to $4,200 per year — roughly $150 to $350 per month in added cost, depending on the community, phase, bond schedule, and current O&M budget.

How CDD fees affect your mortgage and monthly budget

Because CDD fees are collected through your property tax bill, your lender includes them in PITI (principal, interest, taxes, insurance) when calculating your total housing payment. A $3,000 annual CDD assessment adds roughly $250/month to your effective housing cost and factors into your debt-to-income ratio. We've seen buyers lose pre-approval or need to adjust their target price range because the CDD wasn't factored in early — make sure your lender is working from the actual current tax bill, not the county's estimate based on the prior owner's assessed value.

There's also the year-two property tax reset to plan for. Florida resets the assessed value at time of sale, and the seller's tax bill — often suppressed by the Save Our Homes cap — doesn't reflect what you'll pay in year two, for both regular property taxes and the CDD assessment. Your first-year bill may feel manageable; year two can be a meaningful jump if you weren't expecting it.

What to ask before you make an offer in a CDD community

If you're looking at new construction in Estero or Bonita Springs, ask the sales team directly about CDD status — some communities are structured without one as a selling point, others carry them from day one.
