Is Bonita Springs or Estero better to live in? Bonita Springs is the pick if you want to be close to the Gulf, with public beaches, a wide mix of communities from condos to acreage, and a more established feel. Estero is the pick if you want newer master-planned communities, resort-style amenities, and a central location between Naples and Fort Myers, mostly inland. Neither is better for everyone. They're neighbors with different personalities, and the right one depends on how you want to live day to day.

What's the basic difference between Bonita Springs and Estero?

Bonita Springs is a coastal city of roughly 55,000 people in southern Lee County, between Naples to the south and Estero to the north. It has Gulf beaches, a downtown, and a mix of everything: older condos, gated golf and waterfront communities, and rural-feeling acreage.

Estero is a planned village between Naples and Fort Myers, with more than 25 gated communities, many of them newer and amenity-rich. It's mostly inland, and it's known for its master-planned neighborhoods rather than a traditional downtown. Our Estero buyer guide goes deeper.

How do prices and the market compare?

As of mid-2026, the median home price in Bonita Springs is about $585,000, with homes averaging more than 75 days on the market and about 37% of active listings carrying price reductions. In Estero, the median is about $484,736, down roughly 7% year over year, with homes averaging about 71 days on market. Both are buyer-leaning markets right now, which means room to negotiate on price and terms.

Where do you actually live in each?

In Bonita Springs, the range is wide. Bonita Bay is a 2,400-acre private community with five golf courses and a marina. Pelican Landing offers about 3,300 homes with a private beach park. San Carlos Estates is an acreage community with no HOA, where boats, RVs, and horses are allowed. Vivid Shores is the main new-construction option in the city, and Valencia Bonita is a 55+ community.

In Estero, the Corkscrew Road corridor has WildBlue, Verdana Village, The Place at Corkscrew, and Corkscrew Shores, each with a different lifestyle focus. What will it cost to carry a home?

Budget for more than the mortgage. In Bonita Springs, homeowners insurance can run $4,000 to $12,000 or more a year depending on age, construction, and flood zone, and HOA and CDD fees range from $0 in San Carlos Estates to $12,000 or more a year in Bonita Bay. In Estero, we typically plan for $4,000 to $8,000 a year in insurance, and HOA fees from about $300 to $500 a month in lower-amenity communities up to $800 to $1,200 a month in full-resort ones.
