Is now the right time to buy or sell in Southwest Florida, or should you wait?

Nobody times the market perfectly, and chasing the "perfect" moment usually means waiting indefinitely. The more useful question isn't "what will the market do next" — it's "does now make sense for my specific situation." Here's how to actually answer that.

For buyers: the questions that actually matter

Are you financially ready — pre-approved, comfortable with current rates, with your down payment in place? Do you have a real timeline reason to move (job, family, lease ending)? Is there inventory in your target area and price range right now that you'd genuinely be excited to buy? If the answer to these is yes, waiting for a hypothetically better market rarely beats acting on a home that actually fits.

For sellers: the questions that actually matter

Do you have a real reason to sell now — relocation, downsizing, a life change — or are you trying to time a peak? Is your home ready to show well, or does it need work first? Do you have clarity on where you're going next? A seller with a genuine reason to move and a home that's ready almost always comes out ahead of one waiting for a market signal that may never arrive.

The best time to buy or sell is when your own situation calls for it — the market's mood is a secondary factor, not the deciding one.

When waiting genuinely makes sense

The bottom line

"Should I wait" is rarely answered by predicting where the market goes next — it's answered by being honest about your own readiness and reasons for moving. Get clear on those first, and the timing question usually answers itself.
